The average price of secondary housing in Spain exceeded 2,600 euros/m2 for the first time

Record price increases across the country

According to the Idealista portal, in November the average price of secondary housing in Spain increased by 16.1% year on year and reached 2,605 euros/m2. This also represents growth of 4.3% in the latest quarter, up 2% from the previous month and the highest since statistics began. The rise in prices has affected almost the entire country – especially in tourist areas and large cities, where demand still exceeds supply.

Dynamics by Autonomous Communities

Prices for secondary housing are rising in all autonomous communities. The leader in price growth is Murcia (22.5%), followed by Madrid (21%), Andalusia (19.8%), Cantabria (18.8%), Valencian Community (17.3%) and Asturias (16.8%). Below the national average are the Canary Islands (12%), Basque Country (11.2%), Catalonia (10.7%), Balearic Islands (9.1%), Castile-La Mancha (8.5%), La Rioja (8.2%) and Aragon (8%). The smallest increases are observed in Extremadura (2.9%), Navarre (3.7%), Galicia (5.1%) and Castile y Leon (6.3%).

The autonomy with the most expensive secondary housing is the Balearic Islands (5114 euros/m2). This is followed by Madrid (4491 euros/m2), Basque Country (3376 euros/m2), Canary Islands (3123 euros/m2), Catalonia (2739 euros/m2) and Andalusia (2735 euros/m2). The cheapest places to buy housing in Spain are in Extremadura (1023 euros/m2), Castile-La Mancha (1027 euros/m2) and Castilla y Leon (1287 euros/m2).

Provinces and capitals: where prices are rising faster

Among the provinces, prices for secondary housing decreased only in Ourense and Teruel – by 4.2% and 2.9%, respectively. The most significant increases occurred in Murcia (22.5%), Valencia (22.3%), Madrid (21%), Cantabria (18.8%) and Asturias (16.8%).

The most expensive province for buying a second home remains the Balearic Islands (5,114 euros/m2), ahead of Madrid (4,491 euros/m2), Gipuzkoa (4,124 euros/m2), Malaga (4,024 euros/m2), Santa Cruz de Tenerife (3,302 euros/m2), Vizcaya (3,254 euros/m2) and Barcelona (3,084 euro/m2). The most budget options can be found in Ciudad Real (763 euros/m2), Jaen (852 euros/m2) and Cuenca (867 euros/m2).

Over the past year, an increase in prices for secondary housing was observed in 51 provincial capitals with the exception of Huesca (-0.1%). It was most noticeable in Leon (20.9%), Madrid (17.7%), Palencia (17.7%), Guadalajara (17.7%) and Salamanca (17.6%). Ceuta showed the lowest growth (1%), along with Girona (1.3%), Las Palmas (2.1%) and Cadiz (3.8%). Among the major markets other than Madrid, price increases occurred in Valencia (15.3%), Palma (14.1%), Seville (13.6%), Alicante (13.4%), San Sebastian (13.1%), Malaga (12.5%), Bilbao (11.6%) and Barcelona (9.5%).

The average price in Madrid was set at 5,758 euros/m2, and in Barcelona – 5,089 euros/m2. The most expensive capital is San Sebastian (6411 euros/m2), and the cheapest is Zamora (1291 euros/m2).

Province of Alicante: historical maximum and differences by municipality

Regarding province of Alicante, then the average price for secondary residential real estate reached 2,670 euros/m2, which is a historical maximum. The province remains one of Spain’s most dynamic markets, driven by buyers looking for a second home, investment property or lifestyle change.

However, data for November 2025 shows that there are large differences between municipalities. The most popular are:

  • Moraira (4364 euro/m2, 7.7% year on year)
  • Javea (3909 euro/m2, 13.7%)
  • Benissa (3656 euro/m2, 5.7%)
  • Altea (3476 euro/m2, 11.8%)
  • Finestrat (3365 euro/m2, 10.7%)

Foreign demand continues to play a key role in them, along with limited supply and the high quality of existing facilities.

The most affordable secondary housing market is concentrated in the interior of the province. The lowest prices are recorded in:

  • Villene (675 euro/m2, -1.9%)
  • Cagliose de Segura (701 euro/m2, 10.4%)
  • Monovare (792 euro/m2, 12%)
