How the profile of foreign home buyers in Spain has changed

Foreigners profile, buying their second home in Spain is changing: they are becoming younger and are already considering apartment on the coast not as a place solely for relaxation, but as a second home in which to spend long periods of time. This is the main conclusion of the report prepared by the Alicante development company TM Grupo Imnobiliario based on transactionscommitted by her last year. It allows you to learn about the characteristics and behavior of this group of buyers, which in the case of destinations such as Costa Blanca accounting for two-thirds of new home sales.

How foreigners use their “second home”

In this sense, one of the most changed aspects is the intensity with which these buyers use their homes. Thus, more than 42% of those who buy a “second home” in Spain spend more than four months a year in it, and about 30% plan to make it their own permanent residence in the future. In particular, between May and September, the average occupancy rate of homes sold in recent years exceeds 85%.

New format of accommodation

Foreign buyers are no longer driven by seasonal or holiday considerations, but choose Spain as a place to live for most of the year. This new profile, with greater economic capacity and desire for permanent residence, is driving the development of a more sustainable model that has a direct impact on the local economy, employment and property market. The “hybrid residence” model – something between a permanent residence and a “second home” – is encouraged remote work, active aging and international mobility.

Buyers’ countries of origin

In terms of buyer origins, the study suggests an increasingly diversified market. In the case of TM Grupo Imnobiliario, this means that last year it had clients from 36 countries. Poland continues to remain the leader (21.4%), followed by:

  • Belgium (7.4%)
  • Netherlands (6.8%)
  • Ukraine (3.5%)
  • UK (3%)
  • Romania (3%)
  • Sweden (2.6%)
  • Czech Republic (2.1%)
  • Hungary (1.8%)

Age and marital status

The average age of a foreigner investing in residential property in Spain is on average 51 years old and married (60%). The youngest customers are from Georgia, their average age is 33 years, and the average age of customers from Lithuania and Iceland exceeds 60 years.

Budget and payment method

The average budget of those who bought property in one of the projects of TM Grupo Imnobiliario in 2025 was 560,000 euros, which is 22.5% more than in 2024. This growth is especially noticeable in the case of Poles with an average budget of 685,000 euros (+48%) and Germans with an average budget of 577,000 euros (+25%).

The high solvency of foreign buyers is one of their most significant characteristics: 85% of transactions are carried out without bank financing, reflecting a profile with little exposure to the interest rate cycle. This buyer profile strengthens the stability of the tourist housing market in Spain in times of economic or financial uncertainty.

Preferences by type of housing

The preferred type of housing for foreigners is an apartment (64% of the total) with an area of 117 square meters with two bedrooms (48%). Icelanders, Norwegians and Czechs are mainly interested in purchasing residential real estate of the largest area.

Demand for one-bedroom apartments in 2025 was 9%. This type of housing is usually in demand among younger, single and remote working clients, which has prompted TM Grupo Imnobiliario to include coworking spaces in some of its new projects – such as:

  • TM Tower, which will be the tallest residential building in Europe,
  • Sunset Sailors in Benidorm,
  • Santa Maria Sea by TM in Valencia
  • Marine Hills by TM on the Costa del Sol.

Online sales and digitalization

Another noticeable trend is that about 20% of sales are already carried out through the company’s online channels, which indicates the growing importance of digitalization and the trust of foreign buyers in the processes remote purchase.

Where do they buy most often?

In terms of destinations, the developer notes that the Costa Blanca is strengthening its position as one of the main residential centers of southern Europe thanks to its climate, transport accessibility, health, safety, services and rich cultural and gastronomic offer – factors that are increasingly important in the face of international uncertainty.

Thus, the province of Alicante, which accounts for 52% of sales, continues to be the preferred region for the company’s customers. It is followed by the Almeria coast (16%), the Valencian coast (12%), the Costa del Sol (10%) and Mallorca (7%).
