Results of 2025
Residential real estate market in Spain completed 2025 with a positive result. According to the National Institute of Statistics (INE), 714,237 were registered throughout the country during the year. sales transactions, which is 11.5% more than in the previous 12 months. This is the second-highest total in the historical series, trailing only the 2007 high.
New buildings and secondary housing
Growth was observed both in the market of new buildings and in the secondary housing market. The latter accounted for 78.2% of transactions (558,327), which is the maximum figure in the entire history of observations. In the case of new housing, the number of transactions reached 155,910 – this is the highest figure since 2011. As for the annual dynamics, more intensive growth took place in the case of new buildings – 16.1% versus 10.3%.
Dynamics by autonomy
Sales growth occurred in all autonomies, and in 11 of them it was above the national average. At the top of the ranking is Castilla y Leon (18.9%), followed by:
- Castile-La Mancha (17.8%)
- La Rioja (16.3%)
- Extremadura (16.1%)
- and Murcia (16%).
The least significant year-on-year growth was recorded in:
- Asturias (8.1%)
- Valencian Community (6.2%)
- in the Balearic Islands (5.1%)
- in the Autonomous Community of Madrid (4.8%)
- in the Canary Islands (4.5%)
- and in Navarre (2.2%).
Idealista score and forecast
According to representatives idealista portal, although this upward trend seems unstoppable, the pace of growth has been falling since the beginning of summer due to the lack of housing on the market and significant rising pricescaused by this deficiency. In the first months of 2026, this trend is likely to continue with increasingly weaker growth in the number of transactions and prices.
Result December 2025
In the last month of 2025, the number of home sales transactions increased by 7.9% compared to December 2024, reaching 54,148. This was the highest figure for December since statistics began in 2007. The greatest growth compared to December 2024 was observed in:
- Cantabria (24.6%)
- Navarre (22.9%)
- and in the Canary Islands (20.7%).
Negative values were recorded in:
- Madrid (-4.9%)
- Valencian Community (-4.4%)
- and Asturias (-3.8%).
