According to the National Institute of Statistics (INE), in 2025, 54,767 residential sales transactions were concluded in the province of Alicante. This is 4.6% more than in 2024, when 52,364 transactions were recorded. The growth is mainly due to the dynamics of the secondary housing market, which is still the dominant segment.
The number of transactions with secondary housing increased from 42,479 in 2024 to 44,051 in 2025. New buildings also showed an increase – from 9,885 to 10,716. By type of property, the largest part of the market is occupied by vacant housing: 52,401 versus 2,366 in the case of social housing.
Performance throughout 2025 was mixed, with the market exhibiting different paces depending on the time of year. The highest monthly volume of transactions was achieved in October (5159), and the smallest in August (3675).
Alicante leads the Valencian Community in the number of transactions
Alicante once again became the first province of the Valencian Community in terms of the number of sales transactions. Of the 110,591 transactions registered throughout the Autonomous Community in 2025, 54,767 were completed on its territory, representing 49.5% of the total. The difference with the other provinces is significant: 41,553 transactions were registered in Valencia and 14,271 in Castellon.
Alicante’s share is especially noticeable in the new buildings segment. More than half of the transactions with new housing in the autonomous community occurred in this province: 10,716 out of 20,235, and in the secondary housing segment the province’s share was 48.75%. The market structure in 2025 remained virtually unchanged: secondary housing accounted for 80.4% of all purchase and sale transactions in the province, and new housing accounted for 19.6%.
Vacant housing takes up the bulk of the market
By property type, 95.7% of transactions in Alicante were for vacant properties. The lower presence of social housing in purchases is due to the low level of construction of this type of property in the Valencian Community in recent years. According to the Ministry of Housing, over the past five years, 2,443 social housing units have been built in the region, which is significantly lower than the level of the 1990s, when more than 15,000 units were built annually.
