NRA in Spain: unique registration number for short-term rentals

C July 1, 2025 In Spain, there is a rule: all residential properties or rooms rented out for short-term tourist or seasonal rental through Internet platforms must have a registration number Numero de Registro de Alquiler (NRA). The norm was introduced as part of the application EU Regulation 2024/1028 and Spanish Royal Decree 1312/2024, and a unified digital system (Ventanilla Unica Digital) has been created for data exchange. Online platforms are required to display a valid number in every ad.

What has changed and why the NRA appeared

The new rules are aimed at a uniform nationwide approach to recording short-term rental properties and exchanging data between platforms and competent authorities. In Spain, this is implemented through the “Registro Unico de Arrendamientos” procedure and the digital “Ventanilla Unica Digital”.

  • Key principle: Without an assigned number, the property cannot be commercialized through online short-term rental platforms.
  • Platforms: sites where an agreement/transaction is executed remotely in electronic form (typically Airbnb, Booking, Tripadvisor, Expedia, etc.).

Numero de Registro de Alquiler (NRA) – what is it?

NRA (Numero de Registro de Alquiler) is a unique identifier that any residential property (apartment/house) or room, rented out in short term rental (seasonal or tourist) through online platforms with electronic registration.

Seasonal rentals and tourist rentals – important differences

Spanish practice distinguishes short-term rentals at least according to the purpose of residence:

  • Seasonal rental – housing is not used as a permanent place of residence, but is rented “temporarily” for a specific purpose (study, business trip, seasonal work, treatment, etc.). This format is usually referred to as a lease “for purposes other than permanent residence” (LAU).
  • Tourist rentals – is subject to special regulation of autonomous communities and/or municipalities: requirements for licenses, conditions, prohibitions, and placement format may differ markedly by region. For such facilities, the NRA is typically tied to compliance with local regulations.

When NRA is not required

  • If we are talking about long term rental, where the dwelling serves as the permanent residence of the tenant.
  • If the ad is posted on sites that don’t allow complete a transaction completely remotely electronically (for example, ad portals without online booking).
  • If used offline channels or sites without an online booking/remote contracting system.

Which objects are subject to the requirement?

The general logic includes:

  • entire apartment/house;
  • rooms (when renting “room by room”, the number is issued to the object with the appropriate mark).

If the property is a tourist rental, check local requirements (licenses, home/community restrictions, equipment requirements, etc.) in advance.

How to get an NRA number in Spain

Applying for an NRA is done through electronic platform Colegio de Registradores. Online submission usually requires electronic identification (certificate/electronic DNI) and a prepared package of data and documents.

What to prepare in advance

  • CRU (Codigo Registral Unico) – a unique registration code of an object in the Property Register.
  • Cadastral number (referencia catastral).
  • Title documents (for example, notarized bill of sale, inheritance documents, etc.).
  • Tourist license – if at the location of the property it is required for tourist rental.

Step by step

  1. Fill out the application form on the Colegio de Registradores website and save it on your computer.
  2. Go to telematica feed (Presentacion telematica) and select the identification method.
  3. Select Registro de la Propiedad → Nueva presentacion, fill out the fields, download the form and attach documents.
  4. Sign the attached files with an electronic signature. An application is usually used for this Autofirm@.
  5. Submit your application. After submission is assigned temporary NRA. Further, after verification (calificacion registral), the number is confirmed or can be revoked if defects are identified.

Timing and cost

It became possible to obtain a number after the decree came into force, and the obligation is tied to the start date of application of the requirement for commercialization through platforms.

Common mistakes and how to avoid them

  • Invalid CRU or cadastral number – check the data on the object’s documents in advance.
  • Address/description mismatch factual data – do not “shorten” or “simplify” the address on the application.
  • No tourist license where it is required – Complete local requirements first, then apply to NRA.
  • Publishing an ad without a number or with an “unconfirmed/erroneous” number – the risk of blocking on platforms and problems with compliance.
  • Documents not signed – check that the files are correctly signed via Autofirm@ before sending.

How can we help?

  • Checking whether the property is NRA compliant and which rental format suits your needs.
  • Support with a tourist license (if required by region) and preparation of a package of documents.
  • Consultation on facility placement and compliance with the rules of online platforms.

FAQ on NRA in Spain

Are NRA and Tourist License the same thing?

No. NRA is a registration number for short-term rentals through online platforms. Tourist license (if required) is issued according to local autonomy/municipal regulations and may be a prerequisite for tourist rentals.

Do I need an NRA if I rent long-term?

As a rule, no. The requirement is tied to short-term rentals (seasonal/tourist) through online platforms with remote registration.

Do I need NRA if I post an ad on the portal without online booking?

Usually not, unless the platform allows you to conclude a contract/book completely remotely electronically. But if you use booking services where the transaction is completed online, you will need a number.

Is it possible to issue one NRA for several objects?

No. The number is requested for each object separately. When renting out by room, the room is registered for housing, indicating the “room by room” format.

Why is a temporary NRA assigned?

After submission, the application receives a number automatically, but the procedure remains subject to subsequent verification (qualification). If any defects are found in the data/documents, the number may be withdrawn.
