The measure is part of the Government&#8217;s Housing Plan 2026-2030 and aims to improve living conditions in thousands of residential properties in Spain &#8211; especially those where people over the age of 65 live.<\/p>\n<p>These grants are intended primarily for owner-occupier communities that need to carry out accessibility, safety, livability or environmental improvements to multi-family residential buildings. According to regulations approved by the Spanish government, assistance can cover up to 70% of the costs incurred; this proportion increases to 80% if the home is occupied by a person over 65 years of age or a person with a disability of 33% or greater.<\/p>\n<h2>Subsidy amount<\/h2>\n<p>The maximum amount of assistance will depend on the characteristics of the residents and the type of work performed:<\/p>\n<ul>\n<li>up to 13,000 euros per apartment in general;<\/li>\n<li>up to 18,000 euros per apartment if a person over 65 years of age or with a disability lives in the building;<\/li>\n<li>up to \u20ac20,500 per dwelling if the building is occupied by a person with a disability of 65% or higher;<\/li>\n<li>In certain cases, assistance of up to EUR 22,000 per dwelling may be provided for universal accessibility work.<\/li>\n<\/ul>\n<p>Subsidized work includes the installation of elevators, access ramps, wheelchair lifts, automatic doors, adapted video intercoms and technological solutions designed to facilitate independent living for people with limited mobility.<\/p>\n<h2>Basic requirements for receiving assistance<\/h2>\n<p>Eligibility for these subsidies is subject to compliance with a number of requirements established by Royal Decree No. 326\/2026, which regulates the State Housing Plan 2026-2030. Among the main conditions, the following should be highlighted:<\/p>\n<ol>\n<li><strong>Age of the building.<\/strong><br \/>\nWork must generally be carried out in buildings constructed before 2006, although autonomous communities may establish their own justified exceptions.<\/li>\n<li><strong>Primary residence.<\/strong><br \/>\nAssistance can only be received for those residential premises that are the main and permanent place of residence of their residents. \u201cSecond home\u201d is excluded from the distribution of subsidies.<\/li>\n<li><strong>Mandatory technical documentation.<\/strong><br \/>\nThe community must provide a Libro del Edificio Existente (\u201cBook of the Existing Building\u201d) together with a design or technical description of the planned work. If the report identifies structural problems, these must be corrected before further assistance can be received.<\/li>\n<li><strong>Construction permit.<\/strong><br \/>\nTo receive advance payments or subsidies, you must have the appropriate municipal permit and a certificate of commencement of construction work.<\/li>\n<li><strong>No debt to tax authorities and the social insurance system.<\/strong><br \/>\nBoth the community of residents and recipients of assistance must confirm the absence of debt to the Tax Agency and the Social Security System.<\/li>\n<\/ol>\n<h2>How subsidies will affect old housing stock<\/h2>\n<p>In addition to improving affordability and quality of life for residents, these subsidies can help increase home market values and reduce future premiums in communities with older buildings.
