At the same time, we continue to observe growth in the Euribor index, to which the floating mortgage rates of all commercial banks in Spain are tied. As a result, banks regularly review and increase their rates, not only floating, but also fixed.<\/p>\n<p>Many financial analysts predict the index to grow until the end of 2023 (to 4.00-4.50%) and its subsequent rollback by December 2024 (to 2.20-3.70%). In reality, the behavior of the index will directly depend on the level of inflation in the Eurozone. Today, for 2023, the most optimistic and most pessimistic forecasts speak of 5.00 and 6.80% inflation, for 2024 &#8211; 2.50 and 3.40%, and for 2025 &#8211; 2.20%.<\/p>\n<p>In the current conditions, the demand for <a href=\"https:\/\/alegria-service.com\/service\/mortgages-in-spain\/\">mortgage in Spain<\/a> is decreasing, but this decrease cannot be called significant. Mortgage continues to be one of the most popular and popular banking products. For many clients, a mortgage loan is the only opportunity to acquire their own home (and most often, a mortgage is taken out specifically for the purchase of a first primary home by young families). Since 2022, the demand for mortgages with a fixed interest rate, which serves as a guarantee of stability for the entire term of the loan, has been growing.<\/p>\n<p>If you are planning to take out a mortgage in Spain in 2023, check out the current conditions and rates of leading commercial banks. Spanish banks, on the one hand, impose increasingly strict and stringent requirements on borrowers every year, but on the other hand, they offer all sorts of bonus programs that reward loyal customers or are aimed at young people. In any case, the choice of mortgage loans on the banking market is large, and each client can choose the most suitable conditions for themselves. Also, do not forget that banks are commercial structures with which you can negotiate, bargain and defend your own interests. With the greatest desire, Spanish banks encourage loyalty: the purchase or acquisition of additional financial products, linking to an income and expense account, brokerage activity, etc.<\/p>\n<h2>Mortgage in Spain in 2023: which bank to choose?<\/h2>\n<p>If bank real estate is purchased, then in the vast majority of cases the mortgage is issued in the bank on whose balance sheet the property is located. In all other cases, the borrower is free to choose a bank at his own discretion.<\/p>\n<p>In Spain, in addition to traditional banks with the offices we are all familiar with, there are many online banks that are full-fledged market participants. You can often find low mortgage rates in online banks. The main inconvenience is that all negotiations, discussions and correspondence will have to be conducted virtually, which is not entirely convenient.<\/p>\n<p>Also, the borrower retains the right at any time in the case of an existing mortgage loan to change the borrowing bank and go to another, requesting subrogation of the mortgage. Such disloyal behavior entails the collection of a commission in favor of the original bank in the amount of 0.15% of the outstanding amount of the debt, but only in the first three years of the loan. Starting from the fourth year, switching to another bank does not involve any penalties or commissions. However, it should be remembered that a new mortgage agreement will need to be concluded with the new bank, which will entail additional costs (for example, opening a credit line, obtaining a new opinion from an independent appraiser on the market price of the property, etc.).<\/p>\n<h2>Conditions for obtaining a minimum interest rate<\/h2>\n<p>Each commercial bank in Spain offers its own system of benefits and incentives that reduce the interest rate. The total amount of benefits may exceed 1%. All these benefits are bonuses for customer loyalty.<\/p>\n<p>Since 2019, Spain has had a new mortgage law that directly prohibits banks from imposing any financial products on their borrower clients and including onerous conditions in mortgage contracts. Banks decided that if a product cannot be imposed, then it is worth taking a different route and encouraging its purchase. Thus, banks today reduce the interest rate for any additional service or product. The list of services\/products includes: use of a debit and\/or credit card, linking income and expenses to an account (salaries, pensions, other payments, utility bills, taxes, etc.), participation in private pension or investment plans of a specific bank, registration of insurance through a bank and much more. It is not necessary to purchase the entire package of services if you do not need it, because&#8230; bonuses are calculated separately. But it is worth remembering that the right to bonuses is lost as soon as the service or product is abandoned.<\/p>\n<h2>Bank commissions and costs for obtaining a mortgage in Spain in 2023<\/h2>\n<p>Virtually no Spanish banks currently charge mortgage processing fees. However, commissions are charged for early repayment of the loan, and their amount is fixed at the legislative level:<\/p>\n<p><strong>For an adjustable rate mortgage:<\/strong><\/p>\n<p>&#8211; During the first 3 years of the loan &#8211; 0.25% of the balance of the debt, or, if both parties agree, during the first 5 years of the loan &#8211; 0.15%;<br \/>\n&#8211; From the 4th or 6th year \u2013 0%.<\/p>\n<p><strong>For a fixed rate mortgage:<\/strong><\/p>\n<p>&#8211; During the first 10 years \u2013 2.00%;<br \/>\n&#8211; From the 11th year \u2013 1.50%.<\/p>\n<p>As for the costs of obtaining a mortgage in Spain in 2023, the borrower will only have to pay for the services of an independent appraiser, who must prepare an opinion on the market value of the property, as well as pay for his copy of the mortgage agreement. All other expenses are borne by the bank:<\/p>\n<ul>\n<li>The fee of the manager who manages the entire procedure for obtaining a mortgage loan;<\/li>\n<li>Services of a notary who checks the purity and transparency of the transaction, conducts an interview with the borrower and draws up a mortgage loan agreement;<\/li>\n<li>Tax on documented legal actions;<\/li>\n<li>Fee for registering a mortgage loan agreement in the Property Register;<\/li>\n<li>Issuance of a second copy of the agreement, which will be kept in the bank.<\/li>\n<\/ul>\n<h2>What types of mortgage rates are there?<\/h2>\n<p>Spanish banks continue to work with three types of mortgage rates in 2023:<\/p>\n<ul>\n<li><strong>Floating, linked to the Euribor index.<\/strong> This rate consists of two parts: variable and fixed. The variable part is the index, and the fixed part is the percentage fixed in the terms of the mortgage. As a result, the floating interest rate looks, for example, like this: Euribor + 1.25%. The floating rate is reviewed once every 6 months or once a year &#8211; according to the conditions of a particular bank. During the revision, the fixed part remains the same, and only the variable part changes in accordance with the Euribor value at the time of recalculation.<\/li>\n<li><strong>Fixed,<\/strong> valid from the first to the last month of the mortgage. Fixed rates are always higher than floating rates, but at the same time they have a number of obvious advantages: the independence of the loan from the market situation and the fixation of the monthly mortgage quota for the entire term.<\/li>\n<li><strong>Mixed,<\/strong> which involves using a fixed rate in the first years of the mortgage, and then switching to a floating rate.<\/li>\n<\/ul>\n<p>For all types of bets, banks must indicate two parameters: TIN and TAE:<\/p>\n<ul>\n<li><strong>TIN (or Tipo de Inter\u00e9s Nominal)<\/strong> \u2013 is the nominal interest rate, i.e. loan price excluding additional costs and commissions.<\/li>\n<li><strong>TAE (or Tasa Anual Equivalente)<\/strong> is the effective interest rate that takes into account any additional costs (such as insurance) and fees.<\/li>\n<\/ul>\n<h2>Conditions for obtaining a mortgage in Spain in 2023<\/h2>\n<p>Several dozen commercial banks operate in Spain. We will consider the conditions for issuing a loan in leading banks, including one Internet bank that operates only online. However, it is worth remembering that in every region of Spain there are local financial and credit organizations, often offering excellent mortgage conditions. Therefore, when choosing a creditor bank, you should not discount small regional market participants.<\/p>\n<p>At the bank where the mortgage loan will be obtained, it will be necessary <a href=\"https:\/\/alegria-service.com\/blog\/business\/opening-bank-account-in-spain\/\">open a current account<\/a>. It is from him that the monthly mortgage quotas, as well as all other expenses and commissions, will be debited.<\/p>\n<p>Key mortgage conditions in Spain in 2023:<\/p>\n<ol>\n<li><strong>Mortgage term:<\/strong> A mortgage can be issued for a period from 5 to 30 years; in rare cases or for certain programs, this period can be increased to 40 years. Moreover, all banks set the maximum permissible age of the borrower at the time of full repayment of the loan. As a rule, this is 75-80 years. It is allowed to issue a mortgage for two borrowers (for example, spouses), and then the loan term is calculated taking into account the age of the younger borrower.<\/li>\n<li><strong>Funding amount:<\/strong> For the purchase of a primary home, banks can issue up to 80% of the market value of the property or the transaction price (the lesser of the two amounts will be taken into account), for the purchase of a second home and subsequent ones &#8211; up to 70%. However, Banco Santander, under the youth financing program (the borrower&#8217;s age at the time of receiving the mortgage does not exceed 35 years), increases this limit to 95%, and under the housing replacement program (when the main home is sold and the main home is immediately bought again) &#8211; to 100%. At the same time, banks also set a lower threshold: it will not be possible to obtain a mortgage for an amount less than \u20ac30,000. The minimum threshold of 30,000 \u20ac applies to Openbank; in other banks it is higher (40,000 \u2013 50,000 \u20ac).<\/li>\n<li><strong>Income level:<\/strong> No more than 35-40% of monthly income should be spent on repaying the mortgage and paying related expenses (commissions, insurance, etc.).<\/li>\n<\/ol>\n<h2>Documents for obtaining a mortgage in Spain in 2023<\/h2>\n<p>Each bank in Spain has the right to require its own package of documents for obtaining a mortgage. In any case, the list of required documents will include documents of a personal nature and related to marital status, financial documents, as well as documents related to the acquired property.<\/p>\n<p>Residents and citizens of Spain must submit to the bank:<\/p>\n<ul>\n<li>DNI identity card or NIE alien identification card;<\/li>\n<li>Employment contract, salary slips for the last six months to a year, tax return;<\/li>\n<li>A bank statement showing cash flows for recent months;<\/li>\n<li>Certificates of marriage and\/or birth of children;<\/li>\n<li>Deposit agreement, extract from the Property Register Nota Simple (if we are not talking about the purchase of housing under construction);<\/li>\n<li>Conclusion of an independent appraiser on the market value of the property.<\/li>\n<\/ul>\n<p>Non-residents of Spain must additionally submit:<\/p>\n<ul>\n<li>Passport and <a href=\"https:\/\/alegria-service.com\/service\/nie-in-spain\/\">NIE certificate<\/a> with an assigned tax and identification number;<\/li>\n<li>Certificate of tax residence in the country of permanent residence;<\/li>\n<li>An extract from your credit history;<\/li>\n<li>Any other documents that the bank deems necessary to request.<\/li>\n<\/ul>\n<p>All foreign documents require translation into Spanish through a sworn translator (Traductor jurado).<\/p>\n<h2>Mortgage in Spain in 2023: rates of leading banks<\/h2>\n<p>Let&#8217;s compare mortgage rates in 2023 in the following banks: Sabadell, CaixaBank, Santander, Openbank and BBVA.<\/p>\n<h3>Mortgage at Sabadell Bank in 2023<\/h3>\n<p>Bank Sabadell issues mortgage loans without any commission. The borrower has the right to count on bonuses, i.e. to reduce the interest rate if the following conditions are met: linking wages to the account and taking out three insurance policies: life insurance, real estate insurance and insolvency risk insurance. The maximum possible bonus if all conditions are met is 1%.<\/p>\n<p>Current interest rates:<\/p>\n<ul>\n<li>Variable interest rate without any bonuses (Hipoteca Variable sin Bonificar): 2.50% in the first year and Euribor + 1.65% from the second year.<\/li>\n<li>Floating interest rate with maximum bonuses (Hipoteca Variable Bonificada): 1.50% in the first year and Euribor + 0.65% from the second year.<\/li>\n<li>Fixed interest rate without any bonuses (Hipoteca Fija sin Bonificar): 4.75%.<\/li>\n<li>Fixed interest rate with maximum bonuses (Hipoteca Fija Bonificada): 3.75%.<\/li>\n<\/ul>\n<p>In addition, Bank Sabadell offers special programs for the construction or renovation of housing to improve its energy efficiency, as well as for self-builders.<\/p>\n<h3>Mortgage at CaixaBank in 2023<\/h3>\n<p>CaixaBank issues mortgage loans without any commission and exclusively at a fixed interest rate. The borrower has the right to count on bonuses, i.e. to reduce the interest rate (by a maximum of 1%) if the following conditions are met:<\/p>\n<ul>\n<li>Linking wages or other income to the account: -0.25%;<\/li>\n<li>Real estate insurance through a bank: -0.25%;<\/li>\n<li>Life or health insurance through a bank: -0.25%;<\/li>\n<li>Alarm setting: -0.25%.<\/li>\n<li>Current interest rates at CaixaBank:<\/li>\n<\/ul>\n<p><strong>Mortgage for 15 years &#8211; CasaF\u00e1cil Fijo 15 years:<\/strong><\/p>\n<p>&#8211; Fixed interest rate without any bonuses (sin bonificaci\u00f3n): 4.60%;<br \/>\n&#8211; Fixed interest rate with maximum bonuses (con bonificaci\u00f3n): 3.60%.<\/p>\n<p><strong>Mortgage for 20 years &#8211; CasaF\u00e1cil Fijo 20 a\u00f1os:<\/strong><\/p>\n<p>&#8211; Fixed interest rate without any bonuses (sin bonificaci\u00f3n): 4.75%;<br \/>\n&#8211; Fixed interest rate with maximum bonuses (con bonificaci\u00f3n): 3.75%.<\/p>\n<p><strong>Mortgage for 30 years &#8211; CasaF\u00e1cil Fijo 30 a\u00f1os:<\/strong><\/p>\n<p>&#8211; Fixed interest rate without any bonuses (sin bonificaci\u00f3n): 4.85%;<br \/>\n&#8211; Fixed interest rate with maximum bonuses (con bonificaci\u00f3n): 3.85%.<\/p>\n<h3>Mortgage with Santander bank in 2023<\/h3>\n<p>Santander Bank issues mortgages without any commission, offering floating, fixed and mixed interest rates. It is part of the Banco Santander group, is absolutely reliable and offers its clients a full range of banking services.
